01 · Screen a candidate site
For developers, landowners and project teams with a defined parcel. The agreed report separates observations, published project claims and matters requiring confirmation.
Boundary quality, historical land use, visible disturbance, terrain, flood or wetland context and nearby activities, where suitable evidence exists.
Public information on electricity access, water supply, cooling assumptions, connectivity, access and planning. Proximity to a line or pipe is not proof of available capacity.
Mapped findings where supported, source dates, evidence gaps, review priorities and questions for utilities, municipalities and qualified local specialists.
02 · Search and compare
This is a custom research scope, not a live inventory of verified development-ready land. We first agree target regions, power and water assumptions, usable area, timing and exclusions.
Deliverables can include a regional comparison, a limited candidate-site shortlist and the reasons to investigate or exclude each candidate. Shortlisted sites can progress to the same parcel-screening process; the quote states which depth is included.
Cross-region work is accepted only after checking data coverage and local verification needs. Listings and project announcements are dated leads, not proof of availability or development rights.

Separate risk significance from evidence confidence. Unknown does not mean low risk.

A desktop screen is not a Phase I or II environmental site assessment, legal title search, geotechnical investigation, engineering feasibility study, utility connection offer or permit approval. Satellite images cannot directly establish underground contamination, water rights or spare grid capacity.
Published approvals remain evidence to assess within their scope; they do not automatically make every site factor acceptable.
Scope before payment
Email a site location or search region, intended use, target capacity and deadline. Do not send confidential third-party documents until sharing arrangements are agreed. Email enquiries are not an accepted order or a request to pay.
AIDC pricing: custom quote. No new fixed price or turnaround promise has been set. Existing general land-screening packages remain separate.
