From a site observation to a useful next question.

This is a worked explanation of our screening method, not a completed report on Beacon Indus or any other real parcel. The situations below are hypothetical. No measurements, risk scores or approvals are claimed.

Start with the decision and the boundary

Record the intended data center capacity, whether power refers to IT load or whole-site demand, the cooling and generation assumptions, target delivery date and the boundary source. Do not mix a planning area, campus area and power-plant footprint. If the boundary is uncertain, map that uncertainty before calculating affected area.

Three example findings

Power

A transmission line appears near the parcel

What this supports: a potential infrastructure lead, if its location and identity are verified.

What remains unknown: connection feasibility, spare capacity, reinforcement costs and energization date.

Next action: seek a project-specific utility response. Do not label the parcel “power-ready”.

Water

Seasonal wetness is visible on part of the site

What this supports: a drainage or ground-condition question where image quality and dates are suitable.

What remains unknown: wetland status, seasonal flood conditions, permissible works and net buildable area.

Next action: compare authoritative mapping and obtain local field review. Wet ground does not establish a usable cooling-water supply.

Planning

A development approval is published

What this supports: the specific decision described in that document.

What remains unknown: outstanding conditions, separate permits, utility commitments and later changes.

Next action: create an approval-and-conditions register. Do not convert one approval into an all-clear result.

A finding must remain traceable.

Each actual finding records location, evidence source, observation or publication date, applicable scale, interpretation, confidence, potential decision impact and a follow-up action.

Evidence status is recorded separately: supported, provisional, conflicting or unavailable. Review priority is not a probability of contamination or a suitability score. An important unknown may warrant urgent verification without being called a confirmed hazard.

What the client receives

Real-site case studies will be published only after evidence review and publication checks. Our existing general land report sample is a separately labelled fictional demonstration, not a verified AIDC assessment.
