Turning Property Green Space into a Quantified Asset

Most property ESG disclosures rely on energy consumption data, waste metrics, and certification labels. These are important — but they miss a significant portion of a property's environmental value: the green space, vegetation, and ecological indicators that satellite data can measure objectively.

The Zolena Lab Global Property ESG Value Report uses Sentinel-2 satellite data to quantify the green asset dimensions of a real property — the NDVI vegetation health, carbon sequestration capacity, solar potential, biodiversity proxy indicators, and climate risk overlay — and packages these into a report aligned with GRESB, GRI, and TNFD frameworks.

NDVI-based biomass proxy combined with IPCC 2006 biomass factors. Expressed in tonnes CO₂ equivalent per year with disclosed uncertainty range. Relevant for green bond prospectus and ESG ratings.

Solar Rooftop Potential
SWIR-based rooftop area classification and solar irradiance overlay. Estimated annual photovoltaic generation potential in MWh. Relevant for green financing applications citing energy transition pathway.

Does a Zolena Lab Property ESG Report count toward GRESB submission?
Zolena Lab is pursuing GRESB Solution Provider status (application planned upon completion of first pilot case). Currently, our reports provide the satellite-measured data that property managers can use to populate GRESB indicators — particularly the biodiversity, green area, and physical climate risk sections. The report is structured to align with GRESB indicator requirements and includes the data provenance documentation that GRESB assessors require for third-party verified data.
What property types are suitable for this report?
Any real property with a defined boundary and meaningful green space component. Most suitable: logistics and industrial parks (large footprint, rooftop solar potential, green buffer zones), commercial campuses, mixed-use developments with landscaped areas, and residential developments with community green space. Sentinel-2 is most effective for properties larger than approximately 2 hectares. Smaller properties may require supplementary higher-resolution imagery.
How does satellite measurement compare to on-site surveys for ESG purposes?
On-site surveys provide ground-truth accuracy but are expensive and cannot cover large areas efficiently. Satellite measurement provides continuous, independent, and auditable coverage of the entire property boundary at much lower cost. For ESG disclosure purposes, satellite data has an important advantage over on-site self-measurement: it is independently verifiable by any third party with access to the same open satellite dataset — which is a significant credibility advantage when dealing with institutional investors or ESG ratings agencies.
Can this report support a green bond or green loan application?
Yes. The report is specifically designed to provide the environmental performance data that financial institutions require to assess green financing eligibility. The carbon sequestration estimate, vegetation health indicators, solar potential assessment, and climate risk overlay directly address the environmental criteria commonly used in green bond frameworks and green loan principles. The data provenance documentation ensures that lenders can independently verify the underlying satellite data.
